Zoning
A zoning permit is required when a structure or part thereof is located, erected, moved, reconstructed, extended, enlarged, or converted. This zoning permit is required before a building permit can be issued.
We have two different zoning areas depending on where your property falls. There is a shoreland/wetland area and a non-shoreland/wetland area (regular zoning). Please click on the map link to see if your property falls in the shoreland/wetland area. If your property falls in a shoreland/wetland area, an additional fee will be required for any zoning permit.

If you have questions on size, setbacks or what you can build, add onto, etc. in the shoreland/wetland district, please contact the Village Hall at 262-567-2757 and ask to speak with Amy Barrows, the Zoning Administrator. For areas outside of shoreland/wetland areas (if Amy is not available), please contact Mike at the number listed at the top of the page.

Preliminary Site Evaluation (PSE)
For any new structure, shed, deck, pool, etc. in an area not served by municipal sewer, you must also contact the sanitarian for a PSE at Waukesha County Environmental- 262-896-8300.
Water Supply
Most properties in the Village are private well, Areas of Utilities can be found HERE. The authority on private wells is the DNR Drinking Water Specialist, and they can be contacted at 262-884-2356.
New Driveway Access From Road
For new driveway access points or questions on paving, pouring a concrete driveway, or culvert requirements, Please contact the Public Works Director at 262-567-2757.

New Home Permit Fees - Budget Numbers
Building Permit
Base fee of $600 plus $.63/sq. ft. for ALL floor areas- basement, 1st floor, 2nd floor, garage, etc. no matter if finished or unfinished. This covers building, electrical, plumbing, HVAC, review, state seal, erosion control, etc.
Occupancy/Road Bond
- None.

Sewer impact fee for sewered areas

Village Impact fee for any new home
Zoning permit
Base permit fee is $50 plus $2 per $1000 of Value total construction cost (material and labor). There may be other fees required for mitigation, etc.
Grading plan approval needed for some subdivisions by Village Engineer for a small additional fee.
Documents Needed for a New Home
Act 211 is now in effect.
2 sets of detailed construction plans. Please include all wall bracing details per SPS 321.25 including WSP locations marked on the plans.
3 copies of Surveys (include grading plan and erosion control locations). Please include total proposed impervious surface areas and the elevation for top of basement floor.
1 Heat/Loss/Calculation per 2009 IECC.
1 copy of Sanitary permit unless served by municipal sewer. Please provide cover page of application form showing number of bedrooms.
1 Uniform Building Permit Application (Generic State Form). Download application located below in Section titled "Obtain an Application for a Specific Permit"
1 Zoning Permit in shoreland/wetland areas.
Utility District #2
If a home is located in Utility District #2 service area (Interlaken Village, Newbridge Crossing or The Meadows) please fill out the following form and read the notice: Please direct all calls regarding sewer service and impact fees to Summit Village #262.567.2757
Documents Needed for Additions, Sheds, Decks, Etc.
- 1 set of detailed construction plans. For house additions only, please include all wall bracing details per SPS 321.25 including WSP locations marked on the plans.
- 1 copy of a survey/site plan including total impervious surface areas including proposed structure(s).
- 1 copy of PSE approval (Waukesha County) for non-municipal sewer areas.
- 1 Zoning Permit in shoreland/wetland areas.
- Total cost of construction- material and labor for entire project for everything, as if done by a contractor.
Documents Needed for Other Remodeling Projects
Including: kitchen, Bath, & Basement Remodels
- 2 sets of detailed construction plans.
- If adding a bedroom(s), 1 copy of PSE approval (Waukesha County) for non-municipal sewer areas.
- If finishing basement or lower level, please calculate total square footage of proposed finished area.
- Total cost of construction- material and labor for entire project for everything, as if done by a contractor.
- If a building is COMMERCIAL in nature, you may also need to file a NOI (Notice Of Intent) with the DNR for asbestos concerns.
Documents Needed for Fence Permit
Currently, there are no permit requirements for fences in the municipal code.
General regulations:
4’ high max in front yard (recommended), 6’ high max in side and rear yard. No fence may be higher than 6’ in height. Please stay a minimum of 3’ off property lines (recommended) to maintain back side of fence without going onto neighboring property. If installing a wood type fence, the 'good side' shall face the neighboring property (if applicable).
Documents Needed for Razing Permit
- 1 copy of survey or site plan showing what buildings are being removed.
- Utility disconnect letters (Gas and Electric). If served by municipal sewer, a separate plumbing permit is required by licensed contractor to cap/abandon sewer. If Septic system present, it shall be properly abandoned by State Plumbing/POWTS requirements.
- 1 copy of Asbestos testing report.
- 1 copy of Asbestos abatement report (If necessary).
- Cost: Varies around $250 depending on total square footage of structure.
- If a building is COMMERCIAL in nature, you may also need to file a NOI (Notice Of Intent) with the DNR for asbestos concerns.
